We support our customers from the first visit to the property until the deed at the Notary . Once you find the property you are looking for , we advise and carry out all the necessary formalities from beginning to the end:
- We check charges in the Property Public Registry ( existing mortgages , liens , easements, usufructs, owners and surfaces ).
- We request the report in the Town Hall, Urban Planning Section.
- We check pending payments (services, IBI , garbage, community fees ) and we request the corresponding certificates and receipts.
- We negotiate with the seller payments and terms of delivery.
- We write reservation contract or purchase agreement and formalized them
- We help with mortgage formalities if it´s necessary.
- We ensure that all the property documentation is correct ( Certificate of Occupancy , Services Installation Bulletins ).
- We ask a qualified technician the Energy Performance Certificate of the Property ( mandatory from 01.06.13 ) and perform registration in Industry.
- We organize the signing of the deed at the Notary.
- We make the procedures required to register the deed in the Property Public Registry.
- We liquidate taxes and fees in the Liquidation Bureau of the autonomous region.
- We change in ownership of the property in Town Hall. Cadastre section.We register or make the change of ownership of services (electricity , water , gas, etc. . )
If you performed either annual or temporary rental with us, we write the contracts , we inspect the house, we make the change of ownership of services (electricity , water , gas, etc. ) and remain at your disposal throughout the period you rent the property for any questions, feedback or issues that need you or your property.
